班芙春泉的住戶集合囉!

提供大家一個我覺得還不錯的建案,最近有多次去工地參觀,有兩次遇到工地的人,一個是亞洲水泥的員工,一個是板模工人.
跟亞洲水泥員工的聊天內容:亞泥會對建商的品質作評比,因為他們也怕建商惡意倒閉拿不到錢.其次亞泥對這一座大樓灌漿的強度是4000磅,我不知道是什麼意思,亞泥員工有提到這邊鋼筋與箍筋都非常紮實,看不出有偷工減料的感覺.
跟板模工人聊天內容:板模工人跟我說他十幾歲就開始釘板模,釘了幾十年了,他覺得這一棟大樓真的不錯,值得買來自用,用上千坪的兩層地基加水箱,地面上只蓋約400坪的建築,穩定度自然高.其次鋼筋續接也都符合規格,除了用續接器外,兩根鋼筋續接的部分高地差60公分,這應該也是規格吧.
我不是員工,我是一個小住戶,我只是想買一間覺得可靠穩定的房子,我會用更勤快的方式多跑工地,換取我對他的信任,不知道有沒有這一間的住戶了?

沒有辦法跟你透漏耶,畢竟人家還要賣房子,我一年前就買了,價位相對便宜,建議你喜歡的話去談看看,真的還無法接受再跟我聊聊.我有成立家族,可以去奇摩家族找找,我有連串的紀錄,從地基開挖到現在,都有拍照存證.

這兒還真多工讀生po文.講些有建設性的吧.不好意思勒.小弟我說話比較直.只希望客觀的分析.有助大家對這區域的了解
本案的地點位在10期景東段的最下方.也就是鄰近太原路了.算起來也是交通便利.往市區走太原路.東可接東區.太平.大里.更別說將來上國道可走4號道路.建商大概是看準了未來交通的便利.但這有些是雛形.市政府有錢沒錢還是另一回事情.今年10期房價處於盤整的階段.如果交通利多確定.那10期真的是值得居住的地方

10期目前有三個華廈的案子在動.大都集中在東山路以東.也就是景東段.但大部分都是別墅.這也是10期環境讓人感到優質的因素之一.如果不論增值性.本案確實有物以稀為貴的感覺

修改的合約目前不在身上,大約整理如下:
1.如有提到交屋前,我都一律改為交屋時。
2.我有做工程變更,之前有聽過建商疏失,沒有幫忙做變更,所以我改成如果工程變更不按照之前的變更示意圖的話,我有權利要求退回全額定金與簽約金,建商需依台銀定存利率賠償。
3.其他都是一些模糊字眼的修正。
已經跟班芙的工程人員與銷售人員認識8個月了,一直覺得富宇很用心在蓋這棟大樓,我在奇摩家族有紀錄這一切,你有簽約了嗎?歡迎你加入成員。

今天跟班芙下訂了,合約書反覆讀了七八變(花了一星期好好看),也完全依照我自己的意思修改,楊副總和林小姐很熱心的一次又一次的陪我review,改了又改,修了又修,最後終於簽約成功了。
感謝楊副總跟林小姐,在這邊還是要說:簽約才是服務的開始,希望班芙能提供住戶最佳的品質與最善良的服務。

請問∼
你們的合約內容是修改了哪些部分ㄋ?我們也是剛拿到合約書,準備一星期後訂H棟。

10期重劃區鄰近大坑風景區,休閒氣氛濃,開發近3年來,建商推案均以透天別墅為主,不過近來也開始有大樓個案推出。「班芙春泉」位於10期軍功路、太原路口附近,每坪單價約9.8萬元,規劃零店面、完整休閒公設,適合首次購屋族。

1.公設完整
本案基地位於10期重劃區景賢二路,距10期縱、橫兩大主要幹道交叉口軍功路、太原路約100米,沿景賢二路轉景賢路為東山國中及景賢公園,平常採買可至東山路、軍功路口軍功市場。
沿軍功路可至潭子、豐原或太平,沿太原路則接市區或往大坑風景區。

2.工程期間零付款

Thanks for your suggestion although this is personal comment.
These two products are all very well and not easy to compare.
I do think buyer must make sure what he want and like, then make correct decision.
Now, I also have some personal comment.
Location:
There is a junior high school(東山) near 班芙, but 日紡 has no. 班芙 is also near 軍功 road,
I don't know what you mean.
View:I do think these 2 products all are very well. Should be comparable.
Convenience:Base on your forecast, we will need cars or motocycles for shopping. how do you think??
Building material:House price will be impacted by material usage, do you really think 日紡 is very well??
No, I just feel ok. Remember sample is only for reference.
Honesty:all sales are good, but you had better care about 日紡 阿不拉.

Other comment are as below:
班芙 日紡
1.up to 1000P 500P
2.2 balcony only one
3.swimming pool NA
4.Play Ground NA

I buy 班芙, because my daughter will like it, she likes swimmimg pool and play ground.

I never comment as 班芙 is much better than 日紡, I only think 班芙 is suitable for me.

As you know, in my opinion, 班芙 and 日紡 are comparable. Just depend on what you want.

Actually, 日紡 also has two balconies and one bigger playgrond inside. Besides, 媽媽教室, 安親教室, seperate 韻律教室 & 健身房... may be more suitable for some people than "Banff Spring". You also need to be careful for one man in 班芙 (honesty). As I contacted with them, I believe that the building material of the sample house will be built into your house. I really don't like the buliding material of "Banff Spring". Anyway, as I deeply consider these two products, I don't think that they are suitable for me since their space are all not enough for me. As same as the requirement from your daghter, my daughter and son also like swimming pool and bigger courtyard, that's why I don't choose 日紡國寶 although I and my wife like it more than "Banff Spring". So, we decide to buyer a bigger "villa house".

I've ever visit 班芙春泉(電梯大樓) and 日紡國寶(電梯大樓) many times in 十期生態公園 & 兒童公園. You can refer to the following comparision list. By the way, please insist your ideal price while your negotiation since their gross margin is over 50 % ( land cost - 10/p, construction- 3/p for 1st floor to 5th floor, 3.5-4/p for over 5th foolr)

班芙春泉 is better than 日紡國寶 in swimming Pool & Wide courtyard, others are the same.
